Not just any Real Estate Agent can write a great offer on your behalf, it takes practice. When an Agent has learned the 10-page residential purchase agreement front to back, they are much more valuable to you. A qualified Realtor will know how to fill the contract out completely and accurately, not omitting anything in the necessary paperwork. Errors on the contract made by an inexperienced Agent could cost a buyer thousands of dollars.
In addition to using the contract to protect your buyers, your Realtor should submit your offer with a pre-approval letter from a trusted lender of your choice. A proof of funds letter is equally important to include as it shows the seller the buyer has the funds necessary to perform in the contract.
When I submit offers for my clients, I also include an introduction letter describing you and your families needs. Including a picture can give the seller a feeling that they know you and want to choose your offer over others. Every little bit helps when there are multiple offers on a property.
Also, not all real estate Agents are Realtors. The designation of Realtor comes from being a member of the National Association of Realtors. This membership means that your Realtor is held to a higher ethical standard than licensed agents and must adhere to a Code of Ethics. So start your home search by choosing a trusted Realtor.
Agent to Agent communication is important, so I make it a point to introduce myself to the sellers Agent and make sure they know how to get ahold of me. This insures they can reach out quickly if they have questions or need more information from us. It also doesn’t hurt to have a cordial, open line of communication with the sellers Agent, as they will be guiding the sellers through the process. If all parties keeps ‘good will’ through the negotiations, it is a much more pleasant experience for all.
So don’t hire just any Agent to write an offer for you on your dream home. If you want the house and you want to be protected through the process, use a professional Realtor like myself.
